TLDR
The host argues IREN's apparent three-to-eight billion dollar FY27 funding gap is neither immediate nor necessarily equity-funded. Surplus GPU financing and customer prepayments, unencumbered data-center debt, and operating cash flow could shrink the residual need to about six hundred million dollars. The talk is aimed at easing dilution fears around the twenty-five to thirty billion dollar CapEx plan.
- FY27 CapEx is framed at 25 to 30 billion dollars, with 14 billion of cash and committed funding plus an 8 billion GPU-financing and prepayment target, leaving a 3 to 8 billion dollar gap
- The gap is mostly data-center CapEx spent over the year as invoices come due, not an upfront equity raise
- If remaining GPU deployments match Mackenzie economics, GPU financing plus prepayments could total about 11.2 billion, or 3.2 billion above the stated 8 billion target
- Conservatively stripping an 800 million NVIDIA prepayment still leaves about 2.4 billion of surplus against the headline gap
- The entire data-center portfolio is unencumbered; a 6 to 7 billion dollar appraisal at 50 percent LTV could support about 3 billion of financing
- Microsoft-style prepayments are credited in later contract years, preserving early contractual cash collections for construction
- Only about 46 million of 1.8 billion in deferred revenue is classified as current
- After surplus funding, DC debt, and roughly 2 billion of operating cash flow, the high-end shortfall could fall to about 600 million dollars

@_sgr_a_star: The god particle at underscore s g r underscore a underscore star i r e n, let's talk CapEx again, yes, again. Haha, this time I want to focus on the scary component of i r e n's twenty five billion to thirty billion dollar f y twenty seven cap. Capital Requirement: The apparent funding gap i r e n's current framework consists of fourteen billion dollars of existing cash and committed funding, eight billion dollars targeted from g p u financing and prepayments. A remaining three billion dollars to eight billion dollar funding gap. Ga, that gap has understandably attracted plenty of attention and dilution fears, but before assuming it must be funded entirely through additional equity, it is worth examining the other sources of capital available to i r e n. It is also important to understand the timing. This is primarily data center CapEx, not GPU CapEx. It doesn't need to be funded upfront; the expenditures will occur throughout the year as construction progresses and invoices become due. In other words, the headline gap isn't immediate nor necessarily an equity requirement. So let's walk through what could realistically close it: prepayment surplus, as I discussed in the post below, Kent Draper's comments at the Goldman Sachs conference confirmed that IREN's eight billion dollar target for GPU financing and customer prepayments is conservative; if the remaining GPU deployments achieve economics similar to Mackenzie. The funding structure could look approximately like this: seven point two billion dollars of GPU financing, ninety percent of GPU CapEx; four billion dollars prepayments, fifty percent of GPU CapEx. That would produce approximately eleven point two billion dollars of total funding, or three point two billion dollars above IREN's stated eight billion dollar target. Because the NVIDIA contract didn't disclose a customer prepayment, we can conservatively remove the eight hundred million dollar prepayment attributed to that deployment. That leaves approximately two point four billion dollars of potential surplus funding applied against the headline three billion to eight billion dollar capital gap. That surplus alone could reduce the remaining requirement to six hundred million dollars to five point six. Six billion dollars data center financing management made clear that i r e n's entire data center portfolio remains unencumbered, not just Horizon one to four. That leaves the broader portfolio available to support future financing, management said they may finance these facilities as they are commissioned or potentially even before commissioning without waiting for them to become fully operational and stabilized. Conservatively, I estimate i r e n's data centers across Childress and British Columbia could support an appraised value of approximately six billion dollars to seven billion dollars. That figure could be materially higher after accounting for the associated land, power infrastructure, substations, and other improvements. Of course, i r e n wouldn't borrow the full appraised value, but the valuation provides a useful benchmark for how much capital the company could pull from its unencumbered portfolio. At a conservative 50% loan to value ratio, $6 billion of appraised value could support approximately $3 billion of financing, providing another substantial source of capital to help close the remaining funding gap. Applied against the remaining six hundred million dollars to five point six billion dollars gap, the d c financing could reduce the remaining high end requirement to two point six billion dollars operating cash flow. I estimate IREN will generate approximately $3 billion of revenue during FY27, a meaningful portion of which should convert into operating cash flow available to help fund data center construction. Customer prepayments aren't free capital; they must eventually be credited against future customer payments. However, i r e n appears to be structuring those credits toward the later years of its contracts. Microsoft is the clearest example. Its twenty percent prepayment will be credited during years three through five; during years one and two, i r e n continues collecting contractual payments without applying the prepayment credit. i r e n's f y twenty-six ten K suggests its other prepayments may follow a similar structure. As of june thirtieth, i r e n reported approximately one point eight billion dollars of deferred revenue, a k a prepayments. Yet only about forty six million dollars was classified as current, meaning expect it to be recognized within the next twelve months. That timing matters. i r e n receives customer cash upfront to- To help fund the GPUs while preserving stronger contractual cash collections during the early years of the contract, that operating cash flow can then be reinvested into data center construction. As expenditures come due throughout f y twenty seven, in short, prepayments help fund the gpus today while early contract cash flows help fund the data centers tomorrow. Conservatively, I estimate i r e n could generate approximately two billion dollars of operating cash flow over the next year, applied against the remaining two point six billion dollar high end funding gap, that would reduce the shortfall to just six hundred million dollars. So the supposed multi-billion dollar funding crisis potentially becomes a manageable six hundred million dollar requirement before accounting for any additional financing sources. Or stronger than expected cash flow, and at only six hundred million dollars, I'll just loan them the rest. Haha. The God Particle at underscore s g r underscore a underscore star sep seven i r e n.
